Moving In & Moving Out:

      Tenants need to complete Strata Property Act Form K

      Owners and tenants must pay a fee to the Strata Association

      Fixed side of front doors can be unlocked

      Elevator can be switched to individual service (IND SVC) mode

      Front door keys & garage FOBs need to issued/collected

      Intercom needs to be reprogrammed

      Contact Associated Property Management to coordinate all above

Parking:

      Each unit has one or more deeded parking spots

      The parkade has one handicap spot and the surface lot has one handicap spot

      The surface lot has 4 guest parking spots

      One guest pass is issued to each owner and must be displayed if parking overnight

      Lost guest passes can be replaced by contacting Deloro Towing 250-769-2100

Occupant Maintenance Tips:

      Heat Pump filters need to be vacuumed regularly. Remove them by gently lifting and wiggling.

      Fridge coils need to be cleaned regularly for quiet and efficient operation. Use a slot screwdriver or ¼” nut driver to remove 2 shipping screws (no need to replace them) from the decorative grey plastic grill below the freezer then gently pull/pry it off. Rinse it. Gently vacuum and wash the black coils (probably obscured by built up dust) now visible behind two openings in the frame.

      Smoke and combined smoke/carbon monoxide detectors need batteries replaced annually or when chirping. All original 2017 detectors need to be replaced before 2027. 10-year lithium-ion battery backed up units are available now so battery changing is not necessary. A smoke detector is required in each bedroom. A combination smoke/CO detector is required outside of each sleeping area. All detectors must be AC wired interconnected.

Heat Recovery Ventilator (HRV):

      Each suite has a fresh air exchange system with heat recovery comprising:

·   a fan that exchanges air through ducting to the roof controlled by one 15-amp 120 volt breaker

·   a heat recovery coil controlled by two 20-amp breakers ganged together to provide 240 volts

·   ducting to distribute fresh air to a vent near the ceiling in each room

Appliance Tips:

      If your microwave light won’t turn off, the triac on the control module needs replacing. Simple fix: replace the hot incandescent bulb (turn off the sub panel breaker to let the bulb cool off) with a cool LED bulb (available from Amazon) so you can unscrew it when not needed. Cheap fix: replace the triac (requires removing the control module, unsoldering the faulty triac and resoldering a replacement triac available through Amazon). Expensive fix: replace the control module.

      The dryer door can be reversed. It takes some patience and effort, but it is not that difficult. Videos on YouTube.

      If your fridge regularly sounds like a helicopter you can easily change the <$200 air damper. Two screws and 2 tabs. Order part online from Whirlpool.ca or locally from Canadian Appliance Parts in Westbank Plaza 97. Take a picture of the model number tag. It is located on the ceiling just behind the left door.

Electrical Breaker Panels:

      Each unit has a main breaker panel and a sub panel just below it. The main panel has a breaker for the sub panel. If anyone can explain this unnecessarily complicated arrangement, please do.

      Panel organization and labeling defies logic. This may help:

·   ‘PTAC’ (Packaged Terminal Air Conditioner) means the Gree Heat Pumps

·   ‘Heater’ means a baseboard heater

·   ‘Fan’ means the fan portion of the HRV fan/coil system

·   ‘Coil’ refers to the coil portion of the HRV fan/coil

·   ‘Lights’ may include smoke/CO detectors and telecom closet outlet

·   ‘Island’ means outlets on both ends of island (but not the dishwasher)

·   ‘Fridge’ and ‘Dish’(washer) each have their own breakers

·   ‘H20 Tank’ means Hot Water Tank

·   ‘Receptacles’ breaker does not handle all outlets. Some are controlled by sub panel

·   Sub panel may also control microwave, kitchen counter outlets & washing machine

Water:

      Sewer and water services are paid for by the Strata

      Each unit has its own water shut off valve

      It is above the T-bar ceiling in the mechanical room

North Arrows are incorrect on most building diagrams:

      The north wing near the street is about 18 degrees east of north

      There is a 30-degree angle between wings

      The south wing near the nut farm is about 48 degrees east of north

Parkade:

      Nothing can be stored in the parkade, not even a wagon or cart

      West Kelowna Fire Department issues fines for contravention

Storage:

      No tires on balconies or in the parkade
